AMPMni will work to ensure your development is kept in a way that residents enjoy it and others admire it.

AMPMni will manage the common affairs for and on behalf of the Management Company and Residents Associations, from the preparation of service charge demands, through to ensuring services are provided on developments. We currently manage a large portfolio of developments, which range from a single property split into two apartments to larger multi-unit developments, offering a broad range of services and insurances.

Services

  • Initial set up of the management company
  • Service charge budgeting, invoicing and collection
  • Client bank account management
  • Arrangement of buildings insurance and claim processing
  • Preparation of annual accounts
  • Arrears collection
  • Enforcement of covenants and lessee obligations
  • Arrange the AGM and any EGM’s that become necessary
  • Arrange all agreed maintenance to communal areas
  • Payment of all communal utilities and search for most competitive prices
  • Site visits to ensure scheduled work is carried out
  • Pre-contract sale enquiries

Cleaning, Gardening and Window Cleaning

Monitoring these services regularly is part of AMPM’s services.

We also provide the following:

  • Appointment of contractors
  • Provide specifications of works, tailored to each development
  • Organise repairs
  • Obtain quotations for items of repair if required
  • Oversee items of major repair, i.e. redecoration

Insurance

Insurance is a very specialist field. AMPMni use a local insurance broker that offer a wide range of insurance products at competitive rates, to include:

  • Block buildings insurance
  • Public liability insurance
  • Directors and Officers insurance

Act as Company Secretary

AMPMni can be appointed to act as Company Secretary and fulfil the following roles:

  • Call Annual General Meetings and distribute formal notices
  • Take minutes of meetings
  • Prepare and issue Share Certificates when a lease is assigned (if applicable)
  • Maintain the statutory books
  • Register of Directors and Secretary
  • Register of Transfers

Emergency out of hours service

AMPMni Provide an emergency number for any urgent items which may occur out of normal office hours.

We have contractors available to attend the property, should it be urgently required, throughout the day and also during “out of office hours” to deal with an emergency situation.
